What's Included
in an Inspection?
The average inspection takes approximately two to
three hours depending on the size, condition and
age of the property. Upon completion, you will receive
a comprehensive computer generated report complete
with digital photos detailing the condition of each
item inspected.
At Matzdorf Inspection Services, we encourage you
to "walk along" with the inspector. You
will become a part of the inspection process, gaining
knowlege and a better understanding of your property.
This will strengthen your decision making ability.

Component Inspections
In addition to the Standard
Inspection, Matzorf Inspection Services offers
the following optional items at an extra charge:
- Private Septic Sewer System
Septic dye test
- Water Well Flow Test and Equipment Inspection
- Swimming Pool, Spa, Hot Tub and Sauna
Inspection
- Water Quality Lab Analysis
Samples from potable water supply are submitted
for EPA lab tests. Results and a written report
are usually available within 14 days. Tests are
available for chemical and/or bacteria contamination.
- Radon Gas Testing
Continuous monitor 48-hour test. Charcoal canisters
and electronic monitor.
- Examination for Mold and Spores
Samples are taken and submitted for EPA laboratory
identification. A written report with results
is provided.
- E.I.F.S. Inspections (Exterior Insulated
Finish Systems)
Includes sub-surface moisture monitoring and comparison
of the EIFS veneer with the manufacturers' installation
recommendations.
- Video Examination of Sub-Floor Air Ducts,
Plumbing Waste Lines etc.
Often provides useful information about problems
in highly restricted areas
- Energy Efficiency Inspection
Designed to meet the specific requirements of
the Energy Efficient Mortgage and ENERGY STAR.

Keeping Things in Perspective
All homes have problems. The question is what and
how serious are the problems. At Matzdorf Inspection
Services, we know the
difference between serious and "not so serious"
problems and will communicate the difference to
you. In the event of a more serious issue,
we'll let you know when to call in an expert and
will fully brief them on our concerns.
We are sensitive to the emotions present during
a property transaction and know that the timely
delivery of the message is as important as its content.
When discussing problems, we will offer solutions
and maintenance suggestions. We offer valuable information
giving you greater confidence in negotiations.
Home Inspection Note
The majority of home inspections are visual and conducted in accessible spaces. They are non-destructive in nature with little disassembly of equipment. All systems are tested in normal operating modes, in the same manner they'd be used on a daily basis. Due to the unknown nature of equipment, inspectors are unable to predict the expected life of any system.
